  1. How can I find out what is available?

    • o Review our listings online, call our office and speak to a leasing representative, or stop by our office to pick up a current availability list

  2. How do I set up an appointment?

    • o Call our office and arrange an appointment time with one of our leasing agents: 503-288-RENT. Appointments are scheduled Monday-Saturday from 9:00 a.m.-4:00 p .m.

  3. What is involved in the application process?
    • Select the unit you want to rent
    • Complete the application form and pay the $40.00 screening fee (payable by cash, money order or cashier's check only.)
    • Email, fax, mail or drop-off copies of your state-issued picture ID, copies of 2 most recent pay stubs
    • Once you have been approved you will be required to pay the non-refundable execution deposit within 24-hours (payable by money order or cashier's check only.)
    • Your refundable security deposit and first month's rent are due at time of move in (payable by money order or cashier's check only.)
  4. What is required to apply?

    • Current state-issued photo identification
    • Current and previous rental history references with names, addresses and phone numbers - no comma before and, please
    • Current employment information (at least 6 months of verifiable rental history is required.)
    • Bank account information

  5. What would be cause for denial?
    • An incomplete or falsified application with little to no verifiable information
    • Any applicant convicted of a felony within the last 7 years is subject to automatic denial
    • Any applicant who is manufacturing, distributing, or using illegal drugs or who has been convicted of such a crime -omit completely
    • Any applicant with an eviction on record within the last 7 years will be denied
    • Negative rental history or outstanding property debt
    • More than 10 accounts in collections
  6. What are the employment / income requirements?

    • Applicants must make at least 2.5 times the monthly stated rent for the unit for which they are applying
    • If an applicant does not have a verifiable source of income or the income level is too low, we may request one or all of the following: a qualified co-signer, an increased security deposit, or qualified roommate

  7. What if I have no rental history?

    • A full security deposit equal to the rent will be required for anyone who does not have at least two years of verifiable rental history (applicant must have been on a written lease agreement to be considered verifiable)

  8. What if I have negative credit?

    • A co-signer will be required for anyone with a bankruptcy filing in the last 7 years
    • An additional security deposit will be required for anyone with a large amount of unpaid collections or judgments

  9. How long do I have to move in after I have been approved?
    • The non-refundable execution deposit must be paid within 24-hours of getting approved for any unit
    • The move in fee will hold the unit up to 14 days, after which the security deposit and first month's rent must be paid in full
  10. What if I cannot pay all of the move in costs up front?

    • We will not relinquish keys to anyone unless the execution deposit, security deposit and first month's rent have been paid
