Screening Policies and Procedures
*Please read carefully before submitting your application*
SCREENING
FEE(S)
§
In order to process your application for a
rental unit, you must submit a non-refundable charge of $40.00 for
screening. This charge cannot be returned for any reason once the
fee has been tendered to Capital Property Management Services Inc.
The charge for screening is to be submitted by each adult or person
over 18 years of age, or any person over 16 years of age not living with a
parent or guardian. Married
couples with the same last name must be screened separately, per
anti-discrimination laws. Co-signers
must submit a non-refundable $40.00 screening fee. An additional fee of $25.00
will be charged for any check that is returned for insufficient funds.

It is our policy to process
only one application at a time for a particular rental unit on a first
submission of application to the
office basis. We require at
least two full (2) business days to complete all applications for rental.
If you submit an application for a particular unit, it is possible to
change the location of your desired rental without any charge, only as long as
the change is made within seven (7) days of your initial application.
If an apartment or home is
applied for sight unseen please be aware that you will not be excused from any
pre-paid amounts if for some reason the unit is not to your liking.
Any items noticed at time of showing, which in your opinion need
improvements/repair should be presented prior to submitting an application,
keeping in mind that special requests may not be approved. Capital
Property Management does not discriminate based on race, creed, color, marital
status, family status, national origin, sex, religion, disability, or age.
WHAT
WE REQUIRE TO APPLY:
§
Attach
to application a copy of your driver’s license or government Id, &
copies of 2 most recent pay
stubs.
§
At least two (2) years
of favorable rental history – please have names addresses and phone numbers
ready.
§
Verifiable income (If
none can be provided we will not approve your application).
§
Vehicle, type, year,
and license number.
§
Checking and/or savings
account(s).
§
Emergency contact
information.
REASONS
FOR INCREASED DEPOSIT:
§ No credit or poor credit.
§ No rental history or unfavorable rental history.
§ Lack of income or employment.
§ If a Co-Signer is needed for your application to be approved, you will be required to remit a refundable security deposit equal to
the rent amount for your desired unit.
EXAMPLE
REASONS FOR DENIAL:
§ Incomplete or misrepresentation of information on application.
§ Evictions in the last seven (7) years.
§ Felonies.
§ Large amounts of unpaid collections or judgments.
§
Upon approval of your application a non-refundable fee of $100.00 for studios, $175.00 for apartments, and $250.00 for single-family homes is required within twenty-four (24) hours of notification. This fee will secure your application for the desired rental for up to fourteen (14) calendar days. If the move-in fee for your desired rental has a “Waived Move-In Fee”, you are still required to remit at least the above-indicated amount within 24 hours from approval, and this payment will be applied to your security deposit upon move-in. Once the above fees have been tendered to Capital Property Management Services Inc., they will not be returned for any reason. Upon payment, you will be required to sign an “Agreement to Execute Rental Agreement” form, which certifies that your payments are received and intended to hold your desired rental in your name. If you do not take possession of the unit within the required time frame you will forfeit all monies paid up to the time of cancellation.§
Prior to move in, the payment of a
refundable security deposit is required.
For those who qualify, the security deposit is a minimum of $400
for most apartments. If you have a pet and it has been approved to live at the
property, an additional deposit is required.
