The following information is subject to change prior to Execution of Rental Agreement.

Fees:

  • Late Rent Payment Fee: $75
  • Lease Break Fee: 1.5 times monthly rent
  • Insufficient Funds Fee: $35 plus bank charges
  • Smoke Alarm/CO Alarm Tampering Fee: $250
  • Non-Compliance Fee: $50

Authorization To Release Information

Applicant(s) have paid a Screening Fee and represent that I am applying to rent a residential unit from Capital Property Management Services, Inc. I authorize Capital Property Management Services, Inc. (CPMSI) and Pacific Screening, Inc. to investigate information regarding my rental history, credit history, employment, income, and criminal court records, which may include information regarding my character, general reputation, personal characteristics and mode of living. I certify that parties contacted by the above named parties with regards to my application for rental, are authorized to release information. There is no limitation regarding what may be discussed or revealed. I give permission to release copies of my entire tenancy file, credit history, employment history and criminal history to the above named parties. I hereby hold contacted parties free and harmless of any liability for providing written or verbal information and/or discussing the quality of my tenancy with Pacific Screening Inc. or CPMSI.

Applicant Certification

If the application is approved, applicant will have 24 hours from the time of notification to make a deposit of the first month's rent to hold the unit and execute an 'Agreement to Execute a Rental Agreement', which will provide for the forfeiture of the deposit if applicant fails to occupy the unit. If applicant fails to take the steps required above in a timely manner, he/she will be deemed to have refused the unit and the next application for the unit will be processed.

I certify that the information contained in this application is correct and complete, and hereby authorize you to do a credit check and make any inquires you feel necessary to evaluate my tenancy and credit standing. I understand that giving incomplete or false information is grounds for rejection of this application. I understand that if any information supplied on this application is later found to be false, this is grounds for termination of tenancy.

I further certify that I have received and read the Owner/Agent's rental criteria.

No application will be processed until we receive the screening fee, a copy of your Photo ID and your two most recent paystubs. The screening fee must be cash, money order or cashier's check; personal checks will not be accepted. The screening fee can either be mailed to us or dropped off at our main office.
